The case centered on what property management knew—and what it failed to do. Evidence obtained in the case showed that management had received numerous complaints about ongoing criminal activity and lease violations linked to a specific unit on the premises. Despite those warnings, management failed to take action to protect residents and their guests.
After being lured to the complex by a woman he knew, the young man was killed by an unauthorized occupant who was operating a carjacking scheme from the unit. The tenant had a documented history of problems at the complex but had not been evicted as allowed by lease terms. Management also failed to respond to another tenant’s report that drugs were being sold from the unit. According to Mrs. Leger “based on the evidence that management ignored repeated warnings of criminal activity before the fatal shooting, it is clear why the criminals operating out of the unit felt comfortable enough to lure not only this victim, but other carjacking targets, to the complex.”
Mrs. Leger emphasized that no settlement can replace a loved one, but expressed hope that the resolution would provide the family with a measure of justice. The case underscores the importance of taking residents’ safety concerns seriously and acting on known threats.
